The number of homes in the Active status is down to 281 homes for this time period in October 2011 compared to 380 homes for the same time period in 2010 representing a 26.05% decrease.  The number of homes in the Active status has decreased 3.10% compared to last week (290).

The number of homes in the Pending status is down for this time period in October 2011 with 207 homes compared to 205 homes for the same time period in 2010 representing a 0.98% increase.  The week-to-week number of homes in the Pending status has increased 4.55% compared to last week (198).

The number of homes that Closed Escrow October 2011 Month-to-Date has decreased 25.81% from last year with 69 in 2011 homes compared to 93 in 2010.

OCTOBER 2011 MONTH-TO-DATE CLOSED TRANSACTIONS:

  • Belmont had 9 Closed Transactions. Three had a Sales Price over $1,000,000.
  • Burlingame had 10 Closed Transactions.  Six had a Sales Price over $1,000,000.  Two of those six had a Sales Price over $2,000,000.
  • Foster City had 3 Closed Transactions. One had a Sales Price over $1,000,000.
  • Hillsborough had 8 Closed Transactions.  All eighy had a Sales Price over $1,000,000.  Four of those eight had a Sales Price over $2,000,000. Two of those four had a Sales Price over $4,000,000. One of those two had a Sales Price over $4,000,000.
  • Redwood Shores had 2 Closed Transactions.  One had a Sales Price over $1,000,000.
  • San Mateo had 37 Closed Transactions.  Eight of them had a Sales Price over $1,000,000.   One of those eight had a Sales Price over $2,000,000.

There were 69 total reported October Month-To-Date Closed Transactions in these six communities.

  • 53.62% of the Closed Transactions (37) were in San Mateo.
  • 14.49% of the Closed Transactions (10) were in Burlingame.
  • 13.04% of the Closed Transactions (9) were in Belmont.
  • 39.13% of the Closed Transactions (27) had a Sales Price over $1,000,000.
  • 10.14% of the Closed Transactions (7) had a Sales Price over $2,000,000.
  • 02.90% of the Closed Transactions (2) had a Sales Price over $4,000,000.
  • 01.45% of the Closed Transactions (1) had a Sales Price over $5,000,000.

42.03% of the total October Month-To-Date Closed Transactions (29 out of 69) sold for the List Price or more.

PROPERTIES “IN CONTRACT” OCTOBER 2011 MONTH-TO-DATE:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 20 sales ratified.  Five of them had a List Price over $1,000,000.
  • Burlingame had 22 ratified sales.  Twelve of them had a List Price over $1,000,000. 
  • Foster City had 18 ratified sales.   Four had a List Price over $1,000,000.
  • Hillsborough had 5 ratified sales.  All five had a List Price over $1,000,000.  Two of those five had a List Price over $2,000,000. One of those two had a List Price over $3,000,000.
  • Redwood Shores had 4 ratified sales. One of them had a List Price above $1,000,000.
  • San Mateo had 51 reported sales.  Eight of them had a List Price above $1,000,000. 

 

  • There were 120 total reported October Month-To-Date sales in these six communities.
  • 42.50% of the reported sales (51) were in San Mateo.
  • 18.33% of the reported sales (22) were in Burlingame.
  • 16.67% of the reported sales (20) were in Belmont.
  • 29.17% of the reported sales (27) had a list price over $1,000,000
  • 01.67% of the reported sales (2) had a list price over $2,000,000.
  • 00.83% of the reported sales (1) had a list price over $3,000,000.

The number of homes in the Pending status is down for this time period in October 2011 with 198 homes compared to 213 homes for the same time period in 2010 representing a 7.04% decrease.  The week-to-week number of homes in the Pending status has increased 1.54% compared to last week (195).

The number of homes that Closed Escrow October 2011 Month-to-Date has decreased 20.63% from last year with 50 in 2011 homes compared to 63 in 2010.

OCTOBER 2011 MONTH-TO-DATE CLOSED TRANSACTIONS:

  • Belmont had 4 Closed Transactions. Two had a Sales Price over $1,000,000.
  • Burlingame had 9 Closed Transactions.  Six had a Sales Price over $1,000,000.  Two of those six had a Sales Price over $2,000,000.
  • Foster City had 1 Closed Transaction.  It had a Sales Price over $1,000,000.
  • Hillsborough had 7 Closed Transactions.  All seven had a Sales Price over $1,000,000.  Three of those seven had a Sales Price over $2,000,000. One of those three had a Sales Price over $5,000,000.
  • Redwood Shores had 1 Closed Transaction.  It had a Sales Price over $1,000,000.

  • 56.00% of the Closed Transactions (28) were in San Mateo.
  • 18.00% of the Closed Transactions (9) were in Burlingame.
  • 14.00% of the Closed Transactions (7) were in Hillsborough.
  • 50.00% of the Closed Transactions (25) had a Sales Price over $1,000,000.
  • 12.00% of the Closed Transactions (6) had a Sales Price over $2,000,000.
  • 02.00% of the Closed Transactions (1) had a Sales Price over $5,000,000.

48.00% of the total October Month-To-Date Closed Transactions (24 out of 50) sold for the List Price or more.

  • Hillsborough had 4 ratified sales.  All four had a List Price over $1,000,000.  One of those four had a List Price over $2,000,000.
  • Redwood Shores had 3 ratified sales. One of them had a List Price above $1,000,000.
  • San Mateo had 31 reported sales.  Five of them had a List Price above $1,000,000. 

 

  • There were 89 total reported October Month-To-Date sales in these six communities.
  • 34.83% of the reported sales (31) were in San Mateo.
  • 21.35% of the reported sales (19) were in Belmont.
  • 19.10% of the reported sales (17) were in Burlingame.
  • 30.34% of the reported sales (27) had a list price over $1,000,000
  • 01.12% of the reported sales (1) had a list price over $2,000,000.

The number of homes in the Pending status is down for this time period in October 2011 with 195 homes compared to 204 homes for the same time period in 2010 representing a 4.41% decrease.  The week-to-week number of homes in the Pending status is equal to last week.

The number of homes that Closed Escrow October 2011 Month-to-Date has decreased 37.78% over last year with 28 in 2011 homes compared to 45 in 2010.

OCTOBER 2011 MONTH-TO-DATE CLOSED TRANSACTIONS:

  • Belmont had 2 Closed Transactions. Neither had a Sales Price over $1,000,000.
