The number of homes in the Active status is down to 195 homes for this time period in February 2012 compared to 233 homes for the same time period in 2011 representing a 16.31% decrease

The number of homes in the Pending status is up for this time period in February 2012 with 172 homes compared to 160 homes for the same time period in 2011 representing a 7.50% increase

The number of homes that Closed Escrow January  2012 has decreased 18.64% from last year with 48 in 2012 homes compared to 59 in 2011.

JANUARY  2012 CLOSED TRANSACTIONS:

  • Belmont had 2 Closed Transactions.  Neither had a Sales Price over $1,000,000.
  • Burlingame had 8 Closed Transactions.  Four had a Sales Price over $1,000,000. One of those four had a sales price over $2,000,000.
  • Foster City had 4 Closed Transactions. None had a Sales Price over $1,000,000.
  • Hillsborough had 3 Closed Transactions.  All three had a Sales Price over $1,000,000.  Two of those three had a Sales Price over $2,000,000.
  • Redwood Shores had 2 Closed Transactions. Neither had a Sales Price over $1,000,000.
  • San Mateo had 29 Closed Transactions.  Eight of them of them had a Sales Price over $1,000,000.   Two of those eight had a Sales Price over $2,000,000.

There were 48 total reported January Closed Transactions in these six communities.

  • 60.42% of the Closed Transactions (29) were in San Mateo.
  • 16.67% of the Closed Transactions (8) were in Belmont.
  • 08.33% of the Closed Transactions (4) were in Foster City.
  • 31.25% of the Closed Transactions (15) had a Sales Price over $1,000,000.
  • 12.50% of the Closed Transactions (6) had a Sales Price over $2,000,000.
  • 04.17% of the Closed Transactions (2) had a Sales Price over $3,000,000.

33.33% of the total January Closed Transactions (16 out of 48) sold for the List Price or more.

PROPERTIES “IN CONTRACT” JANUARY 01-31, 2012:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 13 sales ratified.  Two of them had a List Price over $1,000,000.
  • Burlingame had 12 ratified sales.  Seven of them had a List Price over $1,000,000. 
  • Foster City had 8 ratified sales.   Three of them had a List Price over $1,000,000.
  • Hillsborough had 7 ratified sales.  All seven of them had a List Price over $1,000,000.  Six of those seven had a List Price over $2,000,000.  One of those 6 had a list price over $4,000,000.
  • Redwood Shores had 4 ratified sales. Two of them had a List Price above $1,000,000.
  • San Mateo had 46 reported sales.  Eight of them had a List Price above $1,000,000.  One of those eight had a List Price at $3,000,000.
  • There were 90 total reported January sales in these six communities.
  • 51.11% of the reported sales (46) were in San Mateo.
  • 14.44% of the reported sales (13) were in Belmont.
  • 13.33% of the reported sales (12) were in Burlingame.
  • 32.22% of the reported sales (29) had a list price over $1,000,000.
  • 07.78% of the reported sales (7) had a list price over $2,000,000.
  • 02.22% of the reported sales (2) had a list price over $3,000,000.
  • 01.11% of the reported sales (1) had a list price over $4,000,000.

JANUARY 01-31. 2012 SHORT SALE DATA:

There are 29total properties in the Active Status reported as Short Sales:

Top Three cities with the highest percentage of the total number of Active Listings reported as Short Sales:

  • 65.52% of the Active Short Sales (19) are in San Mateo.
  • 17.24% of the Active Short Sales (5) are in Burlingame.
  • 10.34% of the Active Short Sales (3) are in Belmont.

There are 15 total properties in the Pending Status reported as Short Sales: (THIS REPORT IS DIFFERENT FROM THE PAST AS IT REFLECTS ONLY THOSE PROPERTIES WITH A RATIFIED SALE WITHIN THE TIME PERIOD RATHER THAN PROPERTIES IN THE PENDING STATUS REGARDLESS OF WHEN RATIFIED)

Top Three cities with the highest percentage of the total number of Pending Sales reported as Short Sales:

  • 80.00% of the Pending Short Sales (12) are in San Mateo.
  • 06.67% of the Pending Short Sales (1 each) are in Belmont, Burlingame and Foster City.

There are 8 total properties in the January Closed Sales reported as Short Sales:

  • 75.00% of the Closed Short Sales (6) are in San Mateo.
  • 12.50% of the Closed Short Sales (1 each) are tied in Burlingame and Hillsborough.

JANUARY SHORT SALE SUCCESSES IN PERSPECTIVE: 

  • 14.87% of the total Active listings are reported as Short Sales (29 out of 195)
  • 16.67% of the total Pending listings are reported as Short Sales (15 out of 90)
  • 16.67% of the total January 2011 Closed Sales are reported at Short Sales (8 out of 48)

If you noticed that I haven’t posted anything in a few weeks it’s because my father passed away after a 5-month illness on December 11, 2011.  We’ve lost another member of the Greatest Generation who fought in WWII.  I will miss him dearly.  As a result, I’ve realized that life is too short and will now only be publishing my statistics at the end of each month.  Please also note some changes in the presentation of some of the data below.  The changes will be noted where they occur in the blog.  Please note that this survey contains data for Single Family Residences only. 

The number of homes in the Active status is down to 163 homes for this time period in January 2012 compared to 195 homes for the same time period in 2011 representing a 16.41% decrease

The number of homes in the Pending status is up for this time period in January 2012 with 145 homes compared to 135 homes for the same time period in 2011 representing a 7.41% increase

The number of homes that Closed Escrow December  2011 has decreased 36.75% from last year with 74 in 2011 homes compared to 117 in 2010.

DECEMBER  2011 CLOSED TRANSACTIONS:

  • Belmont had 13 Closed Transactions. Five had a Sales Price over $1,000,000.
  • Burlingame had 10 Closed Transactions.  Seven had a Sales Price over $1,000,000.
  • Foster City had 8 Closed Transactions. Four had a Sales Price over $1,000,000.
  • Hillsborough had 4 Closed Transactions.  All four had a Sales Price over $1,000,000.  Two of those four had a Sales Price over $2,000,000.
  • Redwood Shores had 1 Closed Transactions.  It had a Sales Price under $1,000,000.
  • San Mateo had 38 Closed Transactions.  Seven of them had a Sales Price over $1,000,000.  

There were 74 total reported December Closed Transactions in these six communities.

  • 51.35% of the Closed Transactions (38) were in San Mateo.
  • 17.57% of the Closed Transactions (13) were in Belmont.
  • 13.51% of the Closed Transactions (10) were in Burlingame.
  • 36.49% of the Closed Transactions (27) had a Sales Price over $1,000,000.
  • 02.70% of the Closed Transactions (2) had a Sales Price over $2,000,000.

31.08% of the total December Closed Transactions (27 out of 74) sold for the List Price or more.

  • Burlingame had 9 ratified sales.  Four of them had a List Price over $1,000,000.  One of those four had a List Price over $2,000,000.
  • Foster City had 5 ratified sales.   None had a List Price over $1,000,000.
  • Hillsborough had 4 ratified sales.  All fiour had a List Price over $1,000,000.  One of those four had a List Price over $2,000,000.
  • Redwood Shores had 2 ratified sales. Neither of them had a List Price above $1,000,000.
  • San Mateo had 48 reported sales.  Five of them had a List Price above $1,000,000.  One of those five had a List Price above $2,000,000.
  • There were 75 total reported December sales in these six communities.
  • 64.00% of the reported sales (48) were in San Mateo.
  • 12.00% of the reported sales (9) were in Burlingame.

There are 4 total properties in the December Closed Sales reported as Short Sales:

  • 50.00 of the Closed Short Sales (2 each) are tied in Hillsborough and San Mateo.

DECEMBER SHORT SALE SUCCESSES IN PERSPECTIVE:

  •  14.72% of the total Active listings are reported as Short Sales (24 out of 163)
  • 28.00% of the total Pending listings are reported as Short Sales (21 out of 75)
  • 05.41% of the total December 2011 Closed Sales are reported at Short Sales (4 out of 74)

The number of homes in the Active status is down to 234 homes for this time period in November 2011 compared to 284 homes for the same time period in 2010 representing a 17.61% decrease.  The number of homes in the Active status has decreased 7.87% compared to last week (254).

The number of homes in the Pending status is down for this time period in November 2011 with 172 homes compared to 191 homes for the same time period in 2010 representing a 9.95% decrease.  The week-to-week number of homes in the Pending status has decreased 4.44% compared to last week (180).

The number of homes that Closed Escrow November 2011 has decreased 0.91% from last year with 109 in 2011 homes compared to 110 in 2010.

NOVEMBER 2011 CLOSED TRANSACTIONS:

  • Belmont had 20 Closed Transactions. Seven had a Sales Price over $1,000,000.
  • Burlingame had 24 Closed Transactions.  Seventeen had a Sales Price over $1,000,000.  Two of those seventeen had a Sales Price over $2,000,000.
  • Foster City had 18 Closed Transactions. Seven had a Sales Price over $1,000,000.
  • Hillsborough had 7 Closed Transactions.  All seven had a Sales Price over $1,000,000.  Five of those seven had a Sales Price over $2,000,000. One of those five had a Sales Price over $3,000,000.
  • Redwood Shores had 4 Closed Transactions.  One had a Sales Price over $1,000,000.
  • San Mateo had 36 Closed Transactions.  Eleven of them had a Sales Price over $1,000,000.   Two of those eleven had a Sales Price over $2,000,000.

There were 109 total reported November Closed Transactions in these six communities.

  • 33.03% of the Closed Transactions (36) were in San Mateo.
  • 22.02% of the Closed Transactions (24) were in Burlingame.
  • 18.35% of the Closed Transactions (20) were in Belmont.
  • 45.87% of the Closed Transactions (50) had a Sales Price over $1,000,000.
  • 08.26% of the Closed Transactions (9) had a Sales Price over $2,000,000.
  • 00.92% of the Closed Transactions (1) had a Sales Price over $3,000,000.

34.86% of the total November Closed Transactions (38 out of 109) sold for the List Price or more.

  • Hillsborough had 5 ratified sales.  All five had a List Price over $1,000,000.  Three of those five had a List Price over $2,000,000.
  • Redwood Shores had 2 ratified sales. Neither of them had a List Price above $1,000,000.
  • San Mateo had 52 reported sales.  Seven of them had a List Price above $1,000,000.  One of those seven had a List Price above $2,000,000.
  • There were 102 total reported November sales in these six communities.
  • 43.90% of the reported sales (52) were in San Mateo.
  • 17.89% of the reported sales (19) were in Burlingame.
  • 16.26% of the reported sales (16) were in Belmont.
  • 28.46% of the reported sales (33) had a list price over $1,000,000
  • 02.44% of the reported sales (4) had a list price over $2,000,000.
