San Mateo County Sold Data 1999 – 2010

The following charts represent year-end totals for all of San Mateo County sales activity broken down into individual categories for Single Family Residences and Condominium/Townhouses. Each chart shows a historical perspective from 1999 – 2010 of the total Number of Units Sold, the Average Sales Price, and the Average Days on Market.

Based on those three criteria, the Single Family Residential activity has shown a trend of an improving market:

The total Number of Units Sold has been increasing since 2008.  2004 was the peak year for the Number of Units Sold, while 2008 was the lowest for the Number of Units Sold.

The Average Sales Price is up over last year. 2007 was the peak year for Average Sales Price. 1999 had the lowest Average Sales Price.

The Average Days on Market has decreased since last year. 2005 had the shortest Average Days on the market. 2009 had the longest Days on the Market.

Also based on those three criteria, the Condominium/Townhouse market has shown improvement in two of the three areas:

The total Number of Units Sold has been moderately increasing since 2008.  2004 had the highest total Number of Closed Units and 2008 had the lowest.

The Average Sales Price has been decreasing since 2007, but the rate of the decrease has slowed since last year.  2007 had the highest Average Sales Price.  1999 was the lowest

The Average Days on Market has decreased after significant increases since 2005, the shortest period for Average Days on the Market.  2009 was the longest.
