Belmont, Burlingame, Foster City, Hillsborough, Redwood Shores, San Mateo Home Sales 05/11/2013

The number of homes in the Active status is down to 161 homes for this time period in MAY 2013 compared to 210 homes for the same time period in 2012 representing a 23.33% decrease

The number of homes with Ratified Sales for the month of APRIL 2013 was up for this time period with 156 homes compared to 139 homes for the same time period in 2012 representing a 12.23% increase

The number of homes that Closed Escrow in APRIL 2013 has increased 7.38%% from last year with 131 in 2013 homes compared to 122 in 2012.

APRIL  2013 CLOSED TRANSACTIONS:

  • Belmont had 14 Closed Transactions. 7 had a Sales Price of $1,000,000 or more.
  • Burlingame had 24 Closed Transactions.  20 had a Sales Price of $1,000,000 or more.    2 of those 20 had a Sales Price of $2,000,000 or more.
  • Foster City had 10 Closed Transactions.  8 had a Sales Price of $1,000,000 or more. 
  • Hillsborough had 16 Closed Transactions.  All 16 had a Sales Price of $1,000,000 or more.  15 of those 16 had a Sales Price of $2,000,000 or more.   6 of those 15 had a Sales Price of $3,000,000 or more. 1 of those 6 had a Sales Price over $5,000,000
  • Redwood Shores had 7 Closed Transactions. All 7 had a Sales Price of $1,000,000 or more. 
  • San Mateo had 60 Closed Transactions.  29 of them had a Sales Price of $1,000,000 or more.  2 of those 29 had a Sales Price of $2,000,000 or more.

There were 131 total reported APRIL 2013 Closed Transactions in these six communities.

  • 25.80% of the Closed Transactions (60) were in San Mateo.
  • 18.32% of the Closed Transactions (24) were in Burlingame.
  • 12.21% of the Closed Transactions (16) were in Hillsborough.
  • 66.41% of the Closed Transactions (87) had a Sales Price of $1,000,000 or more. 
  • 14.50% of the Closed Transactions (19) had a Sales Price of $2,000,000 or more.
  • 07.58% of the Closed Transactions (6) had a Sales Price of $3,000,000 or more.
  • 00.76% of the Closed Transactions (1) had a Sales Price of $5,000,000 or more.

71.76% of the total APRIL Closed Transactions (94 out of 131) sold for the List Price or more.

PROPERTIES “IN CONTRACT” APRIL 01-30, 2013:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 34 ratified sales. 15 of them had a List Price of $1,000,000 or more. 
  • Burlingame had 24 ratified sales.  21 of them had a List Price of $1,000,000 or more.  6 of those 21 had a List Price of $2,000,000 or more.
  • Foster City had 15 ratified sales.  11 of them had a List Price of $1,000,000 or more. 
  • Hillsborough had 15 ratified sales.  All 15 of them had a List Price of $2,000,000 or more.  5 of those15 had a List Price of $3,000,000 or more.  3 of those 5 had a List Price of $3,000,000 or more. 3 of those 5 had a List Price of $4,000,000 or more. 1 of those 3 had a List Price over $14,000,000.
  • Redwood Shores had 8 ratified sales. 7 of them had a List Price of $1,000,000 or more. 
  • San Mateo had 60 reported sales.  25 of them had a List Price of $1,000,000 or more.  2 of those 25 had a List Price of $2,000,000 or more.

There were 156 total reported APRIL 2013 ratified sales in these six communities. 

  • 38.46% of the reported sales (60) were in San Mateo.
  • 21.79% of the reported sales (34) were in Belmont.
  • 15.38% of the reported sales (24) were in Burlingame.
  • 60.26% of the reported sales (94) had a List Price of $1,000,000 or more. 
  • 14.74% of the reported sales (23) had a List Price of $2,000,000 or more. 
  • 03.21% of the reported sales (5) had a List Price of $3,000,000 or more. 
  • 01.92% of the reported sales (3) had a List Price of $4,000,000 or more. 
  • 00.64% of the reported sales (1) had a List Price of $14,000,000 or more.
