Belmont, Burlingame, Foster City, Hillsborough, Redwood Shores, San Mateo Home Sales 03/03/2013

 The number of homes in the Active status is down to 122 homes for this time period in MARCH 2013 compared to 203 homes for the same time period in 2012 representing a 39.90% decrease

 The number of homes with Ratified Sales for the month of FEBRUARY 2013 was down for this time period with 102 homes compared to 123 homes for the same time period in 2012 representing a 17.07% decrease

 The number of homes that Closed Escrow in FEBRUARY 2013 has decreased 2.63%% from last year with 74 in 2013 homes compared to 76 in 2012.

FEBRUARY  2013 CLOSED TRANSACTIONS:

  • Belmont had 11 Closed Transactions.  7 had a Sales Price of $1,000,000 or more.
  • Burlingame had 12 Closed Transactions.  All 12 had a Sales Price of $1,000,000 or more.  2 of those 12 had a Sales Price of $2,000,000 or more
  • Foster City had 3 Closed Transactions.  All 3 had a Sales Price of $1,000,000 or more. 
  • Hillsborough had 7 Closed Transactions.  All 7 had a Sales Price of $2,000,000 or more.  5 of those 7 had a Sales Price of $2,000,000 or more.   4 of those 5 had a Sales Price of $4,000,000 or more.  3 of those 4 had a Sales Price of $5,000,000 or more. 2 of those 3 had a Sales Price of $9,000,000 or more. 1 of those 2 had a Sales Price of $13,000,000.
  • Redwood Shores had 5 Closed Transactions. 4 had a Sales Price of $1,000,000 or more. 
  • San Mateo had 36 Closed Transactions.  9 of them had a Sales Price of $1,000,000 or more. 

There were 69 total reported FEBRUARY 2013 Closed Transactions in these six communities.

  • 48.65% of the Closed Transactions (36) were in San Mateo.
  • 16.22% of the Closed Transactions (12) were in Burlingame.
  • 14.86% of the Closed Transactions (11) were in Belmont.
  • 56.76% of the Closed Transactions (42) had a Sales Price of $1,000,000 or more. 
  • 12.16% of the Closed Transactions (9) had a Sales Price of $2,000,000 or more.
  • 06.76% of the Closed Transactions (5) had a Sales Price of $3,000,000 or more.
  • 05.41% of the Closed Transactions (4) had a Sales Price of $4,000,000 or more.
  • 04.05% of the Closed Transactions (3) had a Sales Price of $5,000,000 or more.
  • 02.70% of the Closed Transactions (2) had a Sales Price of $10,000,000 or more.
  • 01.35% of the Closed Transactions (1) had a Sales Price of $13,000,000 or more.

71.62% of the total FEBRUARY Closed Transactions (53 out of 74) sold for the List Price or more.

PROPERTIES “IN CONTRACT” FEBRUARY 01-28, 2013:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 15 ratified sales. 7 of them had a List Price of $1,000,000 or more. 
  • Burlingame had 18 ratified sales.  11 of them had a List Price of $1,000,000 or more.  2 of those11 had a List Price of $2,000,000 or more.
  • Foster City had 11 ratified sales.  6 of them had a List Price of $1,000,000 or more. 
  • Hillsborough had 11 ratified sales.  All 11 of them had a List Price of $1,000,000 or more.  8 of those11 had a List Price of $2,000,000 or more.  4 of those 8 had a List Price of $3,000,000 or more.
  • Redwood Shores had 5 ratified sales. None of them had a List Price of $1,000,000 or more. 
  • San Mateo had 42 reported sales.  12 of them had a List Price of $1,000,000 or more.

There were 71 total reported FEBRUARY 2013 ratified sales in these six communities. 

  • 41.18% of the reported sales (42) were in San Mateo.
  • 17.65% of the reported sales (18) were in Burlingame.
  • 14.71% of the reported sales (15) were in Belmont.
  • 46.08% of the reported sales (47) had a List Price of $1,000,000 or more. 
  • 09.80% of the reported sales (10) had a List Price of $2,000,000 or more. 
  • 03.92% of the reported sales (4) had a List Price of $3,000,000 or more.

There are 4 total properties in the Active Status reported as Short Sales:
