Belmont, Burlingame, Foster City, Hillsborough, Redwood Shores, San Mateo Home Sales 02/09/2013

Please note that this survey contains data for Single Family Residences only. 

The number of homes in the Active status is down to 123 homes for this time period in FEBRUARY 2013 compared to 195 homes for the same time period in 2012 representing a 36.92% decrease

The number of homes with Ratified Sales for the month of JANUARY was down for this time period with 71 homes compared to 81 homes for the same time period in 2012 representing a 12.35% decrease

The number of homes that Closed Escrow JANUARY 2012 has increased 43.75% from last year with 69 in 2012 homes compared to 48 in 2012.

JANUARY  2012 CLOSED TRANSACTIONS:

  • Belmont had 13 Closed Transactions.  7 had a Sales Price of $1,000,000 or more. 1 of those 7 had a Sales Price of $2,000,000 or more.
  • Burlingame had 10 Closed Transactions.  8 had a Sales Price of $1,000,000 or more.  3 of those 8 had a Sales Price of $2,000,000 or more
  • Foster City had 6 Closed Transactions.  4 had a Sales Price of $1,000,000 or more. 
  • Hillsborough had 5 Closed Transactions.  All 5 had a Sales Price of $1,000,000 or more.  2 of those 5 had a Sales Price of $2,000,000 or more.   
  • Redwood Shores had 2 Closed Transactions. 2 had a Sales Price of $1,000,000 or more. 
  • San Mateo had 33 Closed Transactions.  5 of them had a Sales Price of $1,000,000 or more. 

There were 69 total reported JANUARY Closed Transactions in these six communities.

  • 47.83% of the Closed Transactions (33) were in San Mateo.
  • 18.84% of the Closed Transactions (13) were in Belmont.
  • 14.49% of the Closed Transactions (10) were in Burlingame.
  • 44.93% of the Closed Transactions (31) had a Sales Price of $1,000,000 or more. 
  • 08.70% of the Closed Transactions (6) had a Sales Price of $2,000,000 or more. 

50.72% of the total JANUARY Closed Transactions (35 out of 69) sold for the List Price or more.

PROPERTIES “IN CONTRACT” JANUARY 01-31, 2012:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 13 ratified sales. 5 of them had a List Price of $1,000,000 or more. 
  • Burlingame had 9 ratified sales.  9 of them had a List Price of $1,000,000 or more.  1 of those 9 had a List Price of $2,000,000 or more.
  • Foster City had 3 ratified sales.  3 of them had a List Price of $1,000,000 or more. 
  • Hillsborough had 7 ratified sales.  All 7 of them had a List Price of $1,000,000 or more.  6 of those 7 had a List Price of $2,000,000 or more.  2 of those 6 had a List Price of $4,000,000 or more. 1 of those 2 had a List Price of $12,000,000 or more.
  • Redwood Shores had 3 ratified sales. 2 of them had a List Price of $1,000,000 or more. 
  • San Mateo had 36 reported sales.  7 of them had a List Price of $1,000,000 or more.

There were 71 total reported JANUARY 2012 ratified sales in these six communities. 

  • 50.70% of the reported sales (36) were in San Mateo.
  • 18.31% of the reported sales (13) were in Belmont.
  • 12.68% of the reported sales (9) were in Burlingame.
  • 46.48% of the reported sales (33) had a List Price of $1,000,000 or more. 
  • 09.86% of the reported sales (7) had a List Price of $2,000,000 or more. 
  • 02.82% of the reported sales (2) had a List Price of $4,000,000 or more. 
  • 01.41% of the reported sales (1) had a List Price of $12,000,000 or more.

There are 2 total properties in the Active Status reported as Short Sales:

  • 50.00% of the Active Short Sales (1) are in Belmont.
  • 50.00% of the Active Short Sales (1) are in Burlingame.
