The number of homes in the Active status is down to 92 homes for this time period in JANUARY 2013 compared to 163 homes for the same time period in 2012 representing a 43.56% decrease.

The number of homes with Ratified Sales for the month of DECEMBER was up for this time period with 80 homes compared to 61 homes for the same time period in 2011 representing a 31.15% increase.

The number of homes that Closed Escrow DECEMBER 2012 has increased 52.70% from last year with 113 in 2012 homes compared to 74 in 2011.

DECEMBER  2012 CLOSED TRANSACTIONS:

  • Belmont had 18 Closed Transactions.  6 had a Sales Price of $1,000,000 or more.
  • Burlingame had 25 Closed Transactions.  22 had a Sales Price of $1,000,000 or more.  3 of those 22 had a Sales Price of $2,000,000 or more
  • Foster City had 8 Closed Transactions.  6 had a Sales Price of $1,000,000 or more.
  • Hillsborough had 10 Closed Transactions.  All 10 had a Sales Price of $1,000,000 or more.  8 of those 10 had a Sales Price of $2,000,000 or more.   5 of those 8 had a Sales Price of $3,000,000 or more.  3 of those 5 had a Sales Price of $4,000,000 or more. 2 of those 3 had a Sales Price of $5,000,000 or more.
  • Redwood Shores had 7 Closed Transactions. 2 had a Sales Price of $1,000,000 or more.
  • San Mateo had 45 Closed Transactions.  14 of them had a Sales Price of $1,000,000 or more.

There were 113 total reported DECEMBER Closed Transactions in these six communities.

  • 39.82% of the Closed Transactions (45) were in San Mateo.
  • 22.12% of the Closed Transactions (25) were in Burlingame.
  • 15.93% of the Closed Transactions (18) were in Belmont.
  • 53.10% of the Closed Transactions (60) had a Sales Price of $1,000,000 or more.
  • 09.76% of the Closed Transactions (11) had a Sales Price of $2,000,000 or more.
  • 04.42% of the Closed Transactions (5) had a Sales Price of $3,000,000 or more.
  • 02.65% of the Closed Transactions (3) had a Sales Price of $4,000,000 or more.
  • 01.77% of the Closed Transactions (2) had a Sales Price of $5,000,000 or more.

67.26% of the total DECEMBER Closed Transactions (76 out of 113) sold for the List Price or more.

PROPERTIES “IN CONTRACT” DECEMBER 01-31, 2012:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 11 ratified sales. 5 of them had a List Price of $1,000,000 or more.
  • Burlingame had 12 ratified  sales.  10 of them had a List Price of $1,000,000 or more.  1 of those 10 had a List Price of $2,000,000 or more.
  • Foster City had 7 ratified sales.  4 of them had a List Price of $1,000,000 or more.
  • Hillsborough had 10 ratified sales.  All 10 of them had a List Price of $1,000,000 or more.   8 of those 10 had a List Price of $2,000,000 or more.  4 of those 8 had a List Price of $3,000,000 or more. 3 of those 4 had a List Price of $5,000,000 or more. 2 of those 3 had a List Price of $8,000,000 or more.  1 of those 2 has a List Price over $14,000,000.
  • Redwood Shores had 3 ratified sales. All 3 of them had a List Price of $1,000,000 or more.
  • San Mateo had 37 ratified  sales.  8 of them had a List Price of $1,000,000 or more.

There were 80 total reported DECEMBER 2012 ratified sales in these six communities.

  • 46.25% of the reported sales (37) were in San Mateo.
  • 15.00% of the reported sales (12) were in Burlingame.
  • 13.75% of the reported sales (11) were in Belmont.
  • 50.00% of the reported sales (40) had a List Price of $1,000,000 or more.
  • 11.25% of the reported sales (9) had a List Price of $2,000,000 or more.
  • 05.00% of the reported sales (4) had a List Price of $3,000,000 or more.
  • 03.75% of the reported sales (3) had a List Price of $5,000,000 or more.
  • 02.50% of the reported sales (2) had a List Price of $8,000,000 or more.
  • 01.25% of the reported sales (1) had a List Price of $14,000,000 or more.
