Belmont, Burlingame, Foster City, Hillsborough, Redwood Shores, San Mateo Home Sales 12/01/2012

The number of homes in the Active status is down to 126 homes for this time period in DECEMBER 2012 compared to 234 homes for the same time period in 2011 representing a 46.15% decrease.

The number of homes with Ratified Sales for the month of NOVEMBER was up for this time period with 114 homes compared to 84 homes for the same time period in 2011 representing a 35.71% increase.

The number of homes that Closed Escrow NOVEMBER 2012 has decreased 17.43% from last year with 90 in 2012 homes compared to 109 in 2011.

NOVEMBER  2012 CLOSED TRANSACTIONS:

  • Belmont had 13 Closed      Transactions.  5 had a Sales Price of $1,000,000 or more.
  • Burlingame had 12 Closed      Transactions. 9 had a Sales Price of $1,000,000 or more.  3 of those 9 had a Sales Price of      $2,000,000 or more
  • Foster City had 12 Closed      Transactions.  6 had a Sales Price of      $1,000,000 or more.
  • Hillsborough had 10 Closed      Transactions.  All 10 had a Sales      Price of $1,000,000 or more.  8 of      those 10 had a Sales Price of $2,000,000 or more.   2      of those 8 had a Sales Price of $3,000,000 or more.
  • Redwood Shores had 4 Closed Transactions. 3      had a Sales Price of $1,000,000 or more.
  • San Mateo had 39 Closed      Transactions.  12 of them had a Sales Price of $1,000,000 or more.  2 of those 12 had a Sales Price of      $2,000,000 or more.

There were 90 total reported NOVEMBER Closed Transactions in these six communities.

  • 43.33% of the Closed      Transactions (39) were in San Mateo.
  • 14.44% of the Closed Transactions (13) were      in Belmont.
  • 13.33% of the Closed Transactions (12 each)      were in Burlingame and Foster City.
  • 50.00% of the Closed Transactions (45) had      a Sales Price of $1,000,000 or more.
  • 14.44% of the Closed Transactions (13) had      a Sales Price of $2,000,000 or more.
  • 02.22% of the Closed Transactions (2) had a      Sales Price of $3,000,000 or more.

63.33% of the total NOVEMBER Closed Transactions (57 out of 90) sold for the List Price or more.

PROPERTIES “IN CONTRACT” NOVEMBER 01-31, 2012:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 11 ratified sales. 5      of them had a List Price of $1,000,000 or more.
  • Burlingame had 27 ratified      sales.  23 of them had a List Price of $1,000,000 or more.  6 of those 23 had a List Price of      $2,000,000 or more.
  • Foster City had 10 ratified      sales.  4 of them had a List Price of $1,000,000 or more.
  • Hillsborough had 11 ratified      sales.  All 11 of them had a List      Price of $1,000,000 or more.   9 of those 11 had a List Price of $2,000,000      or more.  6 of those 9 had a List      Price of $3,000,000 or more. 3 of those 6 had a List Price of $4,000,000      or more. 1 of those3 had a List Price of $10,000,000 or more.
  • Redwood Shores had 7 ratified sales. 3      of them had a List Price of $1,000,000 or more.
  • San Mateo had 48 reported      sales.  9 of them had a List Price of $1,000,000 or more. 1 of those 9      had a List Price of $2,000,000 or more.

There were 114 total reported NOVEMBER 2012 ratified sales in these six communities.

  • 42.11% of the reported      sales (48) were in San Mateo.
  • 23.68% of the reported sales (27) were in Burlingame.
  • 09.65% of the reported sales (11 each) were      in Belmont and Hillsborough.
  • 48.25% of the reported sales (55) had a List      Price of $1,000,000 or more.
  • 14.04% of the reported sales (16) had a List      Price of $2,000,000 or more.
  • 05.26% of the reported sales (6) had a List      Price of $3,000,000 or more.
  • 02.63% of the reported      sales (3) had a List Price of $4,000,000 or more.
  • 00.88% of the reported      sales (1) had a List Price of $10,000,000 or more.
