REO LISTINGS AND SALES DOWN: Belmont, Burlingame, Foster City, Hillsborough, Redwood Shores, San Mateo Home Sales 08/05/2012

The number of homes in the Active status is down to 190 homes for this time period in AUGUST 2012 compared to 345 homes for the same time period in 2011 representing a 44.93% decrease.

The number of homes with Ratified Sales for the month of JULY was up for this time period in JULY 2012 with 155 homes compared to 127 homes for the same time period in 2011 representing a 22.05% increase.

The number of homes that Closed Escrow JULY 2012 has increased 25.89% from last year with 141 in 2012 homes compared to 112 in 2011.

JULY  2012 CLOSED TRANSACTIONS:

  • Belmont had 19 Closed Transactions.  9 had a Sales Price over $1,000,000.
  • Burlingame had 25 Closed Transactions. 15 had a Sales Price over $1,000,000.  3 of those 15 had a Sales Price over $2,000,000.
  • Foster City had 13 Closed Transactions.  7 had a Sales Price over $1,000,000.
  • Hillsborough had 19 Closed Transactions.  All 19 had a Sales Price over $1,000,000.  15 of those 19 had a Sales Price over $2,000,000.  8 of those 15 had a Sales Price over $3,000,000.   5 of those 8 a Sales Price over $4,000,000.  1 of those 5 had a Sales Price of $5,000,000.
  • Redwood Shores had 7 Closed Transactions.  4 had a Sales Price over $1,000,000.
  • San Mateo had 58 Closed Transactions.  19 of them of them had a Sales Price over $1,000,000.   5 of those 19 had a Sales Price over $2,000,000.

There were 141 total reported JULY Closed Transactions in these six communities.

  • 41.13% of the Closed Transactions (58) were in San Mateo.
  • 17.73% of the Closed Transactions (25) were in Burlingame.
  • 13.48% of the Closed Transactions (19 each) were in Belmont and Hillsborough.
  • 51.77% of the Closed Transactions (73) had a Sales Price over $1,000,000.
  • 16.31% of the Closed Transactions (23) had a Sales Price over $2,000,000.
  • 05.67% of the Closed Transactions (8) had a Sales Price over $3,000,000.
  • 03.55% of the Closed Transactions (5) had a  Sales Price over $4,000,000.
  • 00.71% of the Closed Transactions (1) had a Sales Price of $5,000,000.

63.83% of the total JULY Closed Transactions (90 out of 141) sold for the List Price or more.

PROPERTIES “IN CONTRACT” JULY 01-31, 2012:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 25 sales ratified.  7 of them had a List Price over $1,000,000. 1 of those 7 had a list price over $2,000,000.
  • Burlingame had 23 ratified sales.  17 of them had a List Price over $1,000,000. 5 of those 17 had a List Price over $2,000,000.
  • Foster City had 14 ratified sales.  6 of them had a List Price over $1,000,000.
  • Hillsborough had 20 ratified sales.  All 20 of them had a List Price over $1,000,000.  17 of those 20 had a List Price over $2,000,000. 12 of those 17 had a list price over $3,000,000.  7 of those 12 had a List Price over $4,000,000.  1 of those 7 had a List Price over $5,000,000.
  • Redwood Shores had 5 ratified sales.  3  of them had a List Price above $1,000,000.
  • San Mateo had 68 ratified sales.  16 of them had a List Price above $1,000,000.  1 of those 16 had a List Price above $2,000,000.

There were 155 total reported JULY 2012 ratified sales in these six communities.

  • 43.87% of the reported sales (68) were in San Mateo.
  • 16.13% of the reported sales (25) were in Belmont.
  • 14.84% of the reported sales (23) were in Burlingame.
  • 44.52% of the reported sales (69) had a List Price over $1,000,000.
  • 15.48% of the reported sales (24) had a List Price over $2,000,000.
  • 07.49% of the reported sales (12) had a List Price over $3,000,000.
  • 04.52% of the reported sales (7) had a List Price over $4,000,000.
  • 04.52% of the reported sales (1) had a List Price over $5,000,000.
