Please note that this survey contains data for Single Family Residences only. 

The number of homes in the Active status is down to 212 homes for this time period in June 2012 compared to 326 homes for the same time period in 2011 representing a 34.97% decrease

The number of homes with Ratified* Sales for the month of May was up for this time period in May  2012 with 184 homes compared to 135 homes for the same time period in 2011 representing a 36.30% increase.  (*Please note this is a different statistic than previous surveys.  This number now represents the number of homes where the sale was ratified during the month rather than the number of homes in the Pending status regardless of when the transaction was ratified.  It provides a better indication of market trends.)

The number of homes that Closed Escrow May 2012 has increased 27.35% from last year with 149 in 2012 homes compared to 117 in 2011.

MAY  2012 CLOSED TRANSACTIONS:

  • Belmont had 26 Closed Transactions.  Eight had a Sales Price over $1,000,000.
  • Burlingame had 22 Closed Transactions.  Eighteen had a Sales Price over $1,000,000.  Six of those eighteen had a Sales Price over $2,000,000.
  • Foster City had 10 Closed Transactions.  Eight had a Sales Price over $1,000,000.
  • Hillsborough had 14 Closed Transactions.  All fourteen had a Sales Price over $1,000,000.  Eight of those fourteen had a Sales Price over $2,000,000.  Three of those eight had a Sales Price over $3,000,000.   One of those three had a Sales Price over $4,000,000. 
  • Redwood Shores had 7 Closed Transactions.  Three had a Sales Price over $1,000,000.
  • San Mateo had 70 Closed Transactions.  Twenty-three of them of them had a Sales Price over $1,000,000.   One of those twenty-three had a Sales Price over $2,000,000.

There were 149 total reported MAY Closed Transactions in these six communities.

  • 46.98% of the Closed Transactions (70) were inSan Mateo.
  • 17.45% of the Closed Transactions (26) were inBelmont.
  • 14.77% of the Closed Transactions (22) were inBurlingame.
  • 49.66% of the Closed Transactions (74) had a Sales Price over $1,000,000.
  • 10.07% of the Closed Transactions (15) had a Sales Price over $2,000,000.
  • 02.01% of the Closed Transactions (3) had a Sales Price over $3,000,000.
  • 00.67% of the Closed Transactions (1) had a Sales Price over $4,000,000.

67.11% of the total MAY Closed Transactions (100 out of 149) sold for the List Price or more.

PROPERTIES “IN CONTRACT” MAY 01-31, 2012:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 27 sales ratified.  Nine of them had a List Price over $1,000,000.
  • Burlingame had 47 ratified sales.  Thirty-seven of them had a List Price over $1,000,000. Seven of those thirty-seven had a List Price over $2,000,000..
  • Foster City had 14 ratified sales.  Six of them had a List Price over $1,000,000.
  • Hillsborough had 13 ratified sales.  All thirteen of them had a List Price over $1,000,000.  Ten of those thirteen had a List Price over $2,000,000.  Three of those ten had a list price over $3,000,000.  Two of those three had a List Price over $5,000,000.
  • Redwood Shores had 10 ratified sales. Five of them had a List Price above $1,000,000.
  • San Mateo had 73 reported sales.  Twenty-one of them had a List Price above $1,000,000.  Four of those twenty-one had a List Price above $2,000,000.

There were 184 total reported MAY 2012 ratified sales in these six communities. 

  • 39.67% of the reported sales (73) were inSan Mateo.
  • 25.54% of the reported sales (47) were inBurlingame.
  • 14.67% of the reported sales (27) were inBelmont.
  • 49.46% of the reported sales (91) had a list price over $1,000,000.
  • 11.41% of the reported sales (21) had a list price over $2,000,000.
  • 01.63% of the reported sales (3) had a list price over $3,000,000.
  • 01.09% of the reported sales (2) had a list price over $5,000,000.
