The number of homes in the Active status is down to 210 homes for this time period in May 2012 compared to 309 homes for the same time period in 2011 representing a 32.04% decrease

The number of homes with Ratified* Sales for the month of April was up for this time period in April  2012 with 146 homes compared to 114 homes for the same time period in 2011 representing a 28.07% increase.  (*Please note this is a different statistic than previous surveys.  This number now represents the number of homes where the sale was ratified during the month rather than the number of homes in the Pending status regardless of when the transaction was ratified.  It provides a better indication of market trends.)

The number of homes that Closed Escrow April 2012 has increased 28.42% from last year with 123in 2012 homes compared to 95 in 2011.

APRIL 2012 CLOSED TRANSACTIONS:

  • Belmont had 21 Closed Transactions.  Seven had a Sales Price over $1,000,000.
  • Burlingame had 23 Closed Transactions.  Nineteen had a Sales Price over $1,000,000.  Two of those nineteen had a Sales Price over $2,000,000.  One of those two had a Sales Price over $3,000,000.
  • Foster City had 12 Closed Transactions.  Four had a Sales Price over $1,000,000.
  • Hillsborough had 14 Closed Transactions.  All fourteen had a Sales Price over $1,000,000.  Twelve of those fourteen had a Sales Price over $2,000,000.  Four of those twelve had a Sales Price over $3,000,000.   Two of those four had a Sales Price over $4,000,000.  One of those two had a Sales Price over $5,000,000.
  • Redwood Shores had 4 Closed Transactions.  Three had a Sales Price over $1,000,000.
  • San Mateo had 48 Closed Transactions.  Ten of them of them had a Sales Price over $1,000,000.   One of those ten had a Sales Price over $2,000,000.

There were 122 total reported APRIL Closed Transactions in these six communities.

  • 39.34% of the Closed Transactions (48) were inSan Mateo.
  • 18.85% of the Closed Transactions (23) were inBurlingame.
  • 17.21% of the Closed Transactions (21) were inBelmont.
  • 46.72% of the Closed Transactions (57) had a Sales Price over $1,000,000.
  • 12.30% of the Closed Transactions (15) had a Sales Price over $2,000,000.
  • 04.10% of the Closed Transactions (5) had a Sales Price over $3,000,000.
  • 01.64% of the Closed Transactions (2) had a Sales Price over $4,000,000.
  • 00.82% of the Closed Transactions (1) had a Sales Price over $5,000,000.

57.38% of the total APRIL Closed Transactions (70 out of 122) sold for the List Price or more.

PROPERTIES “IN CONTRACT” APRIL 01-30, 2012:

Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning to the end of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 26 sales ratified.  Seven of them had a List Price over $1,000,000.
  • Burlingame had 18 ratified sales.  Eleven of them had a List Price over $1,000,000. Five of those eleven had a List Price over $2,000,000..
  • Foster City had 11ratified sales.  Six of them had a List Price over $1,000,000.
  • Hillsborough had 15 ratified sales.  All fifteen of them had a List Price over $1,000,000.  Eleven of those fifteen had a List Price over $2,000,000.  Four of those eleven had a list price over $3,000,000.  Two of those four had a List Price over $4,000,000. One of those two had a List Price Over $5,000,000.
  • Redwood Shores had 7 ratified sales. One of them had a List Price above $1,000,000.
  • San Mateo had 69 reported sales.  Fourteen of them had a List Price above $1,000,000.  One of those fourteen had a List Price above $2,000,000.

There were 146 total reported APRIL 2012 ratified sales in these six communities.  There were 114 ratified sales in APRIL 2011 representing a 28.07% increase.

  • 47.26% of the reported sales (69) were inSan Mateo.
  • 17.81% of the reported sales (26) were inBelmont.
  • 12.33% of the reported sales (18) were inBurlingame.
  • 36.99% of the reported sales (54) had a list price over $1,000,000.
  • 11.64% of the reported sales (17) had a list price over $2,000,000.
  • 02.74% of the reported sales (4) had a list price over $3,000,000.
  • 01.37% of the reported sales (2) had a list price over $4,000,000.
  • 00.68% of the reported sales (1) had a list price over $5,000,000.

Belmont, Burlingame, Foster City, Hillsborough, Redwood Shores, San Mateo Home Sales 04/08/2012

The number of homes in the Active status is down to 172 homes for this time period in April 2012 compared to 278 homes for the same time period in 2011 representing a 38.13% decrease

The number of homes with Ratified* Sales for the month of March is down for this time period in April 2012 with 175 homes compared to 190 homes for the same time period in 2011 representing a 7.89% decrease.  (*Please note this is a different statistic than previous surveys.  This number now represents the number of homes where the sale was ratified during the month rather than the number of homes in the Pending status regardless of when the transaction was ratified.  It provides a better indication of market trends.)

The number of homes that Closed Escrow March 2012 has increased 30.21% from last year with 125 in 2012 homes compared to 96 in 2011.

MARCH  2012 CLOSED TRANSACTIONS:

  • Belmont had 18 Closed Transactions.  Seven had a Sales Price over $1,000,000.
  • Burlingame had 17 Closed Transactions.  Eight had a Sales Price over $1,000,000.
  • Foster City had 14 Closed Transactions.  Five had a Sales Price over $1,000,000.
  • Hillsborough had 12 Closed Transactions.  All twelve had a Sales Price over $1,000,000.  Ten of those twelve had a Sales Price over $2,000,000.  Five of those 10 had a Sales Price over $3,000,000.   Two of those five had a Sales Price over $4,000,000.
  • Redwood Shores had 4 Closed Transactions.  Three had a Sales Price over $1,000,000.
  • San Mateo had 60 Closed Transactions.  Nineteen of them of them had a Sales Price over $1,000,000.   One of those nineteen had a Sales Price over $2,000,000.

There were 125 total reported MARCH Closed Transactions in these six communities.

  • 48.00% of the Closed Transactions (60) were inSan Mateo.
  • 14.40% of the Closed Transactions (18) were inBelmont.
  • 13.60% of the Closed Transactions (17) were inBurlingame.
  • 43.20% of the Closed Transactions (54) had a Sales Price over $1,000,000.
  • 08.80% of the Closed Transactions (11) had a Sales Price over $2,000,000.
  • 04.00% of the Closed Transactions (5) had a Sales Price over $3,000,000.
  • 01.60% of the Closed Transactions (2) had a Sales Price over $4,000,000.

46.40% of the total MARCH Closed Transactions (54 out of 125) sold for the List Price or more.

PROPERTIES “IN CONTRACT” MARCH 01-31, 2012:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 33 sales ratified.  Seven of them had a List Price over $1,000,000.
  • Burlingame had 30 ratified sales.  Eighteen of them had a List Price over $1,000,000. Two of those eighteen had a List Price over $2,000,000.  One of those two had a List Price over $3,000,000.
  • Foster City had 14 ratified sales.   Seven of them had a List Price over $1,000,000.
  • Hillsborough had 15 ratified sales.  All fifteen of them had a List Price over $1,000,000.  Thirteen of those fifteen had a List Price over $2,000,000.  Six of those thirteen had a list price over $3,000,000.  One of those six had a List Price over $4,000,000.
  • Redwood Shores had 4 ratified sales. Three of them had a List Price above $1,000,000.
  • San Mateo had 79 reported sales.  Sixteen of them had a List Price above $1,000,000.  Two of those sixteen had a List Price above $2,000,000.

There were 175 total reported MARCH 2012 ratified sales in these six communities.  There were 190 ratified sales in MARCH 2011 representing a 7.89% decrease.

  • 45.14% of the reported sales (79) were inSan Mateo.
  • 18.86% of the reported sales (33) were inBelmont.
  • 17.14% of the reported sales (30) were inBurlingame.
  • 37.71% of the reported sales (66) had a list price over $1,000,000.
  • 09.71% of the reported sales (17) had a list price over $2,000,000.
  • 04.00% of the reported sales (7) had a list price over $3,000,000.
  • 00.57% of the reported sales 1) had a list price over $4,000,000.
