The number of homes in the Active status is down to 254 homes for this time period in November 2011 compared to 300 homes for the same time period in 2010 representing a 15.33% decrease.  The number of homes in the Active status has decreased 4.15% compared to last week (265).

The number of homes in the Pending status is down for this time period in November 2011 with 180 homes compared to 198 homes for the same time period in 2010 representing a 9.09% decrease.  The week-to-week number of homes in the Pending status has increased 1.12% compared to last week (178).

The number of homes that Closed Escrow November 2011 Month-to-Date has decreased 19.05% from last year with 85 in 2011 homes compared to 105 in 2010.

NOVEMBER 2011 MONTH-TO-DATE CLOSED TRANSACTIONS:

  • Belmont had 19 Closed Transactions. Six had a Sales Price over $1,000,000.
  • Burlingame had 17 Closed Transactions.  Thirteen had a Sales Price over $1,000,000.  Two of those thirteen had a Sales Price over $2,000,000.
  • Foster City had 15 Closed Transactions. Five had a Sales Price over $1,000,000.
  • Hillsborough had 6 Closed Transactions.  All six had a Sales Price over $1,000,000.  Four of those six had a Sales Price over $2,000,000. One of those four had a Sales Price over $3,000,000.
  • Redwood Shores had 4 Closed Transactions.  One had a Sales Price over $1,000,000.
  • San Mateo had 24 Closed Transactions.  Ten of them had a Sales Price over $1,000,000.   Two of those ten had a Sales Price over $2,000,000.

There were 85 total reported November Month-To-Date Closed Transactions in these six communities.

  • 28.24% of the Closed Transactions (24) were in San Mateo.
  • 22.35% of the Closed Transactions (19) were in Belmont.
  • 20.00% of the Closed Transactions (17) were in Burlingame.
  • 48.24% of the Closed Transactions (41) had a Sales Price over $1,000,000.
  • 09.41% of the Closed Transactions (8) had a Sales Price over $2,000,000.
  • 01.18% of the Closed Transactions (1) had a Sales Price over $3,000,000.

37.65% of the total November Month-To-Date Closed Transactions (32 out of 85) sold for the List Price or more.

PROPERTIES “IN CONTRACT” NOVEMBER 2011 MONTH-TO-DATE:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 14 sales ratified.  Six of them had a List Price over $1,000,000.
  • Burlingame had 15 ratified sales.  Ten of them had a List Price over $1,000,000. 
  • Foster City had 8 ratified sales.   Two had a List Price over $1,000,000.
  • Hillsborough had 5 ratified sales.  All five had a List Price over $1,000,000.  Three of those five had a List Price over $2,000,000
  • Redwood Shores had 2 ratified sales. None of them had a List Price above $1,000,000.
  • San Mateo had 46 reported sales.  Six of them had a List Price above $1,000,000. One of those six had a List Price above $2,000,000.

The number of homes in the Pending status is down for this time period in November 2011 with 178 homes compared to 198 homes for the same time period in 2010 representing a 10.10% decrease

The number of homes that Closed Escrow November 2011 Month-to-Date has decreased 10.59% from last year with 76 in 2011 homes compared to 85 in 2010.

NOVEMBER 2011 MONTH-TO-DATE CLOSED TRANSACTIONS:

  • Belmont had 16 Closed Transactions. Six had a Sales Price over $1,000,000.
  • Burlingame had 14 Closed Transactions.  Thirteen had a Sales Price over $1,000,000.  Two of those thirteen had a Sales Price over $2,000,000.
  • Foster City had 14 Closed Transactions. Five had a Sales Price over $1,000,000.
  • Hillsborough had 6 Closed Transactions.  All six had a Sales Price over $1,000,000.  Four of those six had a Sales Price over $2,000,000. One of those four had a Sales Price over $3,000,000.
  • Redwood Shores had 3 Closed Transactions.  One had a Sales Price over $1,000,000.
  • San Mateo had 23 Closed Transactions.  Ten of them had a Sales Price over $1,000,000.   Two of those ten had a Sales Price over $2,000,000.

There were 76 total reported November Month-To-Date Closed Transactions in these six communities.

  • 30.26% of the Closed Transactions (23) were in San Mateo.
  • 21.05% of the Closed Transactions (16) were in Belmont.
  • 18.42% of the Closed Transactions (14 each) were in Burlingame and Foster City.
  • 53.95% of the Closed Transactions (41) had a Sales Price over $1,000,000.
  • 10.53% of the Closed Transactions (8) had a Sales Price over $2,000,000.
  • 01.32% of the Closed Transactions (1) had a Sales Price over $3,000,000.

36.84% of the total November Month-To-Date Closed Transactions (28 out of 76) sold for the List Price or more.

PROPERTIES “IN CONTRACT” NOVEMBER 2011 MONTH-TO-DATE:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 11 ratified sales. Six of them had a List Price over $1,000,000.
  • Burlingame had 13 ratified sales.  Nine of them had a List Price over $1,000,000. 
  • Foster City had 7 ratified sales.   One had a List Price over $1,000,000.
  • Hillsborough had 4 ratified sales.  All four had a List Price over $1,000,000.  Two of those four had a List Price over $2,000,000. One of those two had a List Price over $3,000,000.
  • Redwood Shores had 2 ratified sales. None of them had a List Price above $1,000,000.
  • San Mateo had 40 reported sales.  Five of them had a List Price above $1,000,000.  One of those five had a List Price above $2,000,000.
  • There were 77 total reported November Month-To-Date sales in these six communities.
  • 51.95% of the reported sales (40) were in San Mateo.
  • 16.88% of the reported sales (13) were in Burlingame.
  • 14.29% of the reported sales (11) were in Belmont.
  • 32.47% of the reported sales (25) had a list price over $1,000,000
  • 03.90% of the reported sales (3) had a list price over $2,000,000.
  • 01.30% of the reported sales (1) had a list price over $3,000,000. 

Of Special Note: 

To illustrate the wild swings in the market place this year from Month-to-month, note the difference in the percentage of homes that Closed Escrow in November Month-To-Date compared the homes that had ratified sales in the following two price ranges. 

  • Sales Price over $1,000,000 Sold:  53.95%   List Price over $1,000,000 Ratified:  32.47%
  • Sales Price over $2,000,000 Sold:  10.53%   List Price over $2,000,000 Ratified:  03.90%

 Then note the differences in percentages of the where the sales activity occurred in the following cities:

  • San Mateo.              Sold: 30.26%   Ratified: 51.95%
  • Burlingame.             Sold: 18.42%   Ratified: 16.88%
  • Belmont.                   Sold: 21.05%   Ratified: 14.28%

The number of homes in the Active status is down to 290 homes for this time period in October 2011 compared to 352 homes for the same time period in 2010 representing a 17.61% decrease.  The number of homes in the Active status has increased 3.20% compared to last week (281).

The number of homes in the Pending status is down for this time period in October 2011 with 185 homes compared to 216 homes for the same time period in 2010 representing a 0.98% decrease.  The week-to-week number of homes in the Pending status has decreased 10.63% compared to last week (207).

The number of homes that Closed Escrow October 2011 has decreased 15.05% from last year with 79 in 2011 homes compared to 93 in 2010.

OCTOBER 2011 CLOSED TRANSACTIONS:

  • Belmont had 11 Closed Transactions. Four had a Sales Price over $1,000,000.
  • Burlingame had 12 Closed Transactions.  Seven had a Sales Price over $1,000,000.  Two of those seven had a Sales Price over $2,000,000.
  • Foster City had 4 Closed Transactions. One had a Sales Price over $1,000,000.
  • Hillsborough had 8 Closed Transactions.  All eight had a Sales Price over $1,000,000.  Four of those eight had a Sales Price over $2,000,000. Two of those four had a Sales Price over $4,000,000. One of those two had a Sales Price over $4,000,000.
  • Redwood Shores had 4 Closed Transactions.  Two had a Sales Price over $1,000,000.
  • San Mateo had 40 Closed Transactions.  Nine of them had a Sales Price over $1,000,000.   One of those nine had a Sales Price over $2,000,000.

There were 79 total reported October Closed Transactions in these six communities.

  • 50.63% of the Closed Transactions (40) were in San Mateo.
  • 15.19% of the Closed Transactions (12) were in Burlingame.
  • 13.92% of the Closed Transactions (11) were in Belmont.
  • 39.24% of the Closed Transactions (31) had a Sales Price over $1,000,000.
  • 08.86% of the Closed Transactions (7) had a Sales Price over $2,000,000.
  • 02.53% of the Closed Transactions (2) had a Sales Price over $4,000,000.
  • 01.27% of the Closed Transactions (1) had a Sales Price over $5,000,000.

40.51% of the total October Closed Transactions (32 out of 79) sold for the List Price or more.

  • Burlingame had 22 ratified sales.  Thirteen of them had a List Price over $1,000,000. 
  • Foster City had 19 ratified sales.   Four had a List Price over $1,000,000.
  • Hillsborough had 5 ratified sales.  All five had a List Price over $1,000,000.  Two of those five had a List Price over $2,000,000. One of those two had a List Price over $3,000,000.
  • Redwood Shores had 3 ratified sales. None of them had a List Price above $1,000,000.
  • San Mateo had 54 reported sales.  Eight of them had a List Price above $1,000,000. 
  • There were 123 total reported October sales in these six communities.
  • 43.90% of the reported sales (54) were in San Mateo.
  • 17.89% of the reported sales (22) were in Burlingame.
  • 16.26% of the reported sales (20) were in Belmont.
  • 28.46% of the reported sales (35) had a list price over $1,000,000
  • 02.44% of the reported sales (3) had a list price over $2,000,000.
  • 00.81% of the reported sales (1) had a list price over $3,000,000. 

OCTOBER SHORT SALE DATA:

There are 37 total properties in the Active Status reported as Short Sales:

  • 59.46% of the Active Short Sales (22) are in San Mateo.
  • 13.51% of the Active Short Sales (5) are in Burlingame.
  • 10.81% of the Active Short Sales (4) are in Belmont.
