The number of homes in the Active status is down to 297 homes for this time period in October 2011 compared to 413 homes for the same time period in 2010 representing a 28.09% decrease. The number of homes in the Active status has increased 1.02% compared to last week (294).
The number of homes in the Pending status is down for this time period in October 2011 with 195 homes compared to 206 homes for the same time period in 2010 representing a 5.34% decrease. The week-to-week number of homes in the Pending status decreased 1.52% from last week. (198)
The number of homes that Closed Escrow October 2011 Month-to-Date has decreased 45.00% over last year with 11 in 2011 homes compared to 20 in 2010.
OCTOBER 2011 MONTH-TO-DATE CLOSED TRANSACTIONS:
- Belmont had no Closed Transactions.
- Burlingame had 4 Closed Transactions. All four had a Sales Price over $1,000,000. One of those four had a Sales Price over $2,000,000.
- Foster City had no Closed Transactions.
- Hillsborough had 3 Closed Transactions. Two of those three had a Sales Price over $2,000,000. One of those two had a Sales Price over $5,000,000.
- Redwood Shores had 1 Closed Transactions. It had a Sales Price over $1,000,000.
- San Mateo had 3 Closed Transactions. None of them had a Sales Price over $1,000,000.
There were 11 total reported October Month-To-Date Closed Transactions in these six communities.
- 36.36% of the Closed Transactions (4) were in Burlingame.
- 27.27% of the Closed Transactions (3 each) were in Hillsborough and San Mateo.
- 09.09% of the Closed Transactions (1) were in Redwood Shores.
- 72.73% of the Closed Transactions (8) had a Sales Price over $1,000,000.
- 27.27% of the Closed Transactions (3) had a Sales Price over $2,000,000.
- 09.09% of the Closed Transactions (1) had a Sales Price over $5,000,000.
36.36% of the total October Month-To-Date Closed Transactions (4 out of 11) sold for the List Price or more.
PROPERTIES “IN CONTRACT” OCTOBER 2011 MONTH-TO-DATE:
The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings. Each week I do a report on “What has sold?” This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey. This information gives us a better indication of what types of properties and price ranges that are currently selling.
- Belmont had 7 sales ratified. Two of them had a List Price over $1,000,000.
- Burlingame had 7 ratified sales. Three of them had a List Price over $1,000,000.
- Foster City had 6 ratified sales. Two had a List Price over $1,000,000.
- Hillsborough had 2 ratified sales. Both had a List Price over $1,000,000. One of those two had a List Price over $2,000,000.
- Redwood Shores had no ratified sales.
- San Mateo had 9 reported sales. Three of them had a List Price above $1,000,000.
- There were 31 total reported October Month-To-Date sales in these six communities.
- 29.03% of the reported sales (9) were in San Mateo.
- 22.58% of the reported sales (7 each) were in Belmont and Burlingame.
- 19.35% of the reported sales (6) were in Foster City.
- 38.71% of the reported sales (12) had a list price over $1,000,000
- 03.23% of the reported sales (1) had a list price over $2,000,000.
