The number of homes in the Active status is down to 294 homes for the last week of September 2011 compared to 464 homes for the same time period in 2010 representing a 36.64% decrease. The inventory has decreased 4.55% from last week (308).
The number of homes in the Pending status is up in the last week of September 2011 with 198 homes compared to 193 homes for the same time period in 2010 representing a 2.59% increase. The week-to-week number of homes in the Pending status (209 last week) decreased 5.26%.
The number of homes that Closed Escrow for the month of September 2011 increased 63.89% from last year with 118 homes in 2011 compared to 72 in September, 2010.
September 2011 CLOSED TRANSACTIONS:
- Belmont had 15 Closed Transactions. Eight of them had a Sales Price over $1,000,000.
- Burlingame had 18 Closed Transactions. Nine of them had a Sales Price over $1,000,000.
- Foster City had 8 Closed Transactions. Two had a Sales Price over $1,000,000.
- Hillsborough had 8 Closed Transactions. All eight had a Sales Price over $1,000,000. Seven of those eight had a Sales Price over $2,000,000. Three of those Seven had a Sales Price over $3,000,000.
- Redwood Shores had 6 Closed Transactions. Two of them had a Sales Price over $1,000,000.
- San Mateo had 63 Closed Transactions. Twelve of them had a Sales Price over $1,000,000.
There were 118 total reported September Closed Transactions in these six communities.
- 53.39% of the Closed Transactions (63) were in San Mateo.
- 15.25% of the Closed Transactions (18) were in Burlingame.
- 12.71% of the Closed Transactions (15) were in Belmont.
- 34.75% of the Closed Transactions (41) had a Sales Price over $1,000,000.
- 05.39% of the Closed Transactions (7) had a Sales Price over $2,000,000.
- 02.54% of the Closed Transactions (3) had a Sales Price over $3,000,000.
38.14% of the total September Closed Transactions (45 out of 118) sold for the List Price or more.
PROPERTIES “IN CONTRACT” FROM SEPTEMBER 1, 2011 THROUGH SEPTEMBER 30, 2011:
The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings. Each week I do a report on “What has sold?” This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey. This information gives us a better indication of what types of properties and price ranges that are currently selling.
- Belmont had 18 sales ratified. Seven had a List Price over $1,000,000.
- Burlingame had 22 ratified sales. Thirteen had a List Price over $1,000,000. Four of those thirteen had a List Price over $2,000,000.
- Foster City had 12 ratified sales. Eight had a List Price over $1,000,000.
- Hillsborough had 12 ratified sales. All twelve had a List Price over $1,000,000. Seven of those twelve had a List price over $2,000,000. Four of those seven had a List Price over $3,000,000. One of those four had a List Price over $4,000,000.
- Redwood Shores had 5 ratified sales. Two had a List Price over $1,000,000.
- San Mateo had 42 reported sales. Six had a List Price over $1,000,000. One of those six had a List Price over $2,000,000.
There were 125 total reported Month-To Date September sales in these six communities.
- 43.20% of the reported sales (54) were in San Mateo.
- 17.60% of the reported sales (22) were in Burlingame.
- 14.40% of the reported sales (18) were in Belmont.
- 42.40% of the reported sales (53) had a list price over $1,000,000
- 09.60% of the reported sales (12) had a list price over $2,000,000.
- 03.20% of the reported sales (4) had a list price over $3,000,000.
- 00.80% of the reported sales (1) had a list price over $4,000,000.
SEPTEMBER SHORT SALE DATA:
