The number of homes in the Active status is down to 331 homes for this time period in May 2011 compared to 357 homes for the same time period in 2010 representing a 7.28% decrease.  The number of homes in the Active status has decreased 3.22% over last week (342).

The number of homes in the Pending status is down for this time period in May 2011 with 223 homes compared to 235 homes for the same time period in 2010 representing a 5.11% decrease.  The week-to-week number of homes in the Pending status has increased 2.13% from last week. (218)

The number of homes that closed escrow Month-to-Date May 2011 is down 16.03% from last year with 110 homes in 2011 compared to 131 Month-to Date May 2010. 

may 2011 MONTH-TO-DATE CLOSED TRANSACTIONS:

  • Belmont had 15 Closed Transactions.  Seven of them had a Sales Price over $1,000,000. One of those seven had a Sales Price over $3,000,000.
  • Burlingame had 24 Closed Transactions. 16 of them had a Sales Price over $1,000,000. Four of those 16 had a Sales Price over $2,000,000.
  • Foster City had 9 Closed Transactions.  Three had a Sales Price over $1,000,000.
  • Hillsborough had 20 Closed Transactions. All twenty had a Sales Price over $1,000,000.  Eleven of those 20 had a Sales Price over $2,000,000.  Three of those eleven had a Sales Price over $3,000,000.  Two of those three had a Sales Price over $5,000,000. One of those two had a Sales Price over $6,000,000.
  • Redwood Shores had one Closed Transaction.  Its Sales Price was under $1,000,000.
  • San Mateo had 41 Closed Transactions.   Ten of them had a Sales Price over $1,000,000.  1 of those ten had a Sales Price over $2,000,000. 

There were 110 total reported May Month-To-Date Closed Transactions in these six communities.

  • 37.27% of the Closed Transactions (41) were in San Mateo.
  • 21.82% of the Closed Transactions (24) were in Burlingame.
  • 18.18% of the Closed Transactions (20) were in Hillsborough.
  • 50.91% of the Closed Transactions (56) had a Sales Price over $1,000,000.
  • 15.45% of the Closed Transactions (17) had a Sales Price over $2,000,000.
  • 03.64% of the Closed Transactions (4) had a Sales Price over $3,000,000.
  • 01.82% of the Closed Transactions (2) had a Sales Price over $5,000,000.
  • 00.91% of the Closed Transactions (1) had a Sales Price over $6,000,000.

39.09% of the total May Month-To-Date Closed Transactions (43 out of 110) sold for the List Price or more.

PROPERTIES “IN CONTRACT” MONTH-TO-DATE MAY 2011:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

  • Belmont had 20 sales ratified.   6 of them had a List Price over $1,000,000. One of those Four had a List Price over $3,000,000.
  • Burlingame had 22 ratified sales.  17 of them were listed over $1,000,000.   1 of those 17 had a List Price over $2,000,000.
  • Foster City had 10 ratified sales.   Four were listed over $1,000,000.
  • Hillsborough had 16 ratified sales. All 16 were listed over $1,000,000.  11 of those 16 had a List Price over $2,000,000.  Seven of those eleven had a List Price over $3,000,000.  5 of those 7 had a List Price over $4,000,000.  4 of those 5 had a List Price over $5,000,000.  Two of those four had a List Price over $6,000,000.  Of those two has a list price over $10,000,000.
  • Redwood Shores had 10 ratified sales.  Five of them had a List Price over $1,000,000.
  • San Mateo had 74 reported sales with 13 of them listed above $1,000,000.  Two of those 13 were listed over $2,000,000.

There were 152 total reported May Month-To-Date sales in these six communities.

  • 48.68% of the reported sales (74) were in San Mateo.
  • 14.47% of the reported sales (22) were in Burlingame.
  • 13.16% of the reported sales (20) were in Belmont.
  • 40.13% of the reported sales (61) had a list price over $1,000,000
  • 09.87% of the reported sales (15) had a list price over $2,000,000.
  • 05.26% of the reported sales (8) had a list price over $3,000,000.
  • 03.29% of the reported sales (5) had a list price over $4,000,000.
  • 02.63% of the reported sales (4) had a list price over $5,000,000.
  • 01.32% of the reported sales (2) had a list price over $6,000,000.
  • 00.66% of the reported sales (1) had a list price over $10,000,000.

The number of homes in the Active status is down to 342 homes for this time period in May 2011 compared to 372 homes for the same time period in 2010 representing an 8.06% decrease.  The number of homes in the Active status has increased 5.23% over last week (325).

The number of homes in the Pending status is down for this time period in May 2011 with 218 homes compared to 238 homes for the same time period in 2010 representing an 8.4% decrease.  The week-to-week number of homes in the Pending status is unchanged from last week. (218)

The number of homes that closed escrow Month-to-Date May 2011 is down 22.45% from last year with 76 homes in 2011 compared to 98 Month-to Date May 2010. 

MAY 2011 MONTH-TO-DATE CLOSED TRANSACTIONS:

  • Belmont had 14 Closed Transactions. Six of them had a Sales Price over $1,000,000. One of those six had a Sales Price over $3,000,000.
  • Burlingame had 16 Closed Transactions. 11 of them had a Sales Price over $1,000,000. Three of those 11 had a Sales Price over $2,000,000.
  • Foster City had 6 Closed Transactions.  Two had a Sales Price over $1,000,000.
  • Hillsborough had 12 Closed Transactions. All twelve had a Sales Price over $1,000,000.  Seven of those 12 had a Sales Price over $2,000,000.  Two of those seven had a Sales Price over $3,000,000.  One of those two had a Sales Price over $6,000,000.
  • Redwood Shores had one Closed Transaction.  Its Sales Price was under $1,000,000.
  • San Mateo had 27 Closed Transactions.   Eight of them had a Sales Price over $1,000,000.  1 of those eight had a Sales Price over $2,000,000. 

There were 76 total reported May Month-To-Date Closed Transactions in these six communities.

  • 35.53% of the Closed Transactions (27) were in San Mateo.
  • 21.05% of the Closed Transactions (16) were in Burlingame.
  • 18.42% of the Closed Transactions (14) were in Belmont.
  • 51.32% of the Closed Transactions (39) had a Sales Price over $1,000,000.
  • 15.79% of the Closed Transactions (12) had a Sales Price over $2,000,000.
  • 03.95% of the Closed Transactions (3) had a Sales Price over $3,000,000.
  • 01.32% of the Closed Transactions (1) had a Sales Price over $6,000,000.

32.89% of the total May Month-To-Date Closed Transactions (25 out of 76) sold for the List Price or more.

  • Hillsborough had 15 ratified sales. All 15 were listed over $1,000,000.  11 of those 15 had a List Price over $2,000,000.  Seven of those eleven had a List Price over $3,000,000.  5 of those 7 had a List Price over $4,000,000.  4 of those 5 had a List Price over $5,000,000.  Two of those four had a List Price over $6,000,000.
  • Redwood Shores had 6 ratified sales.  Two of them had a List Price over $1,000,000.
  • San Mateo had 52 reported sales with 9 of them listed above $1,000,000.  Two of those 9 were listed over $2,000,000.

There were 73 total reported May Month-To-Date sales in these six communities.

  • 47.27% of the reported sales (52) were in San Mateo.
  • 16.36% of the reported sales (18) were in Burlingame.
  • 13.64% of the reported sales (15) were in Hillsborough.
  • 43.64% of the reported sales (48) had a list price over $1,000,000
  • 13.64% of the reported sales (15) had a list price over $2,000,000.
  • 07.27% of the reported sales (8) had a list price over $3,000,000.
  • 04.55% of the reported sales (5) had a list price over $4,000,000.
  • 03.64% of the reported sales (4) had a list price over $5,000,000.
  • 01.82% of the reported sales (2) had a list price over $6,000,000.

The number of homes in the Active status is down to 325 homes for this time period in May 2011 compared to 358 homes for the same time period in 2010 representing a 9.22% decrease.  The number of homes in the Active status has increased 5.18% over last week (309).

The number of homes in the Pending status is down for this time period in May 2011 with 218 homes compared to 257 homes for the same time period in 2010 representing a 15.18% decrease.  The week-to-week number of homes in the Pending status (212 last week) is up 2.83%.

The number of homes that closed escrow Month-to-Date May 2011 is down 14.29% from last year with 48 homes in 2011 compared to 56 Month-to Date May 2010.

  • Burlingame had 12 Closed Transactions.  8 of them had a Sales Price over $1,000,000. Three of those 8 had a Sales Price over $2,000,000.
  • Foster City had 4 Closed Transactions.  One had a Sales Price over $1,000,000.
  • Hillsborough had 7 Closed Transactions. All seven had a Sales Price over $1,000,000.  Three of those 7 had a Sales Price over $2,000,000. 
  • Redwood Shores had one Closed Transaction.  It’s Sales Price was under $1,000,000.
  • San Mateo had 15 Closed Transactions.   Five of them had a Sales Price over $1,000,000.  1 of those five had a Sales Price over $2,000,000.

  • 25.00% of the Closed Transactions (12) were in Burlingame.
  • 18.75% of the Closed Transactions (9) were in Belmont.
  • 50.00% of the Closed Transactions (24) had a Sales Price over $1,000,000.
  • 16.67% of the Closed Transactions (8) had a Sales Price over $2,000,000.
  • 02.08% of the Closed Transactions (1) had a Sales Price over $3,000,000.
