Belmont, Burlingame, Foster City, Hillsborough, Redwood Shores, San Mateo Home Sales 01/02/2010

Happy New Year!  Wishing us all health, happiness and prosperity in 2011.

Please note that this survey contains data for Single Family Residences only. 

The number of homes in the Active status is up to 195 homes for the last week of Dec. 2010 compared to 183 homes for the same time period in 2009 representing a 6.56% increase in supply.  Conversely, the inventory has decreased 10.96% from last week (219).

The number of homes in the Pending status is down to 135 homes for the last week of Dec. 2010 compared to 171 homes for the same time period in 2009 representing a 21.05% decrease in demand.  The week-to-week number of homes in the Pending status (151 last week) is down 10.6%.

The number of homes that have closed escrow (Sold) December 2010 is up 3.54% from last year with 117 homes in 2010 compared to 113 in December, 2009. 

DECEMBER 2010 CLOSED TRANSACTIONS:

Belmont had 23 Closed Transactions.  7 of them had a Sales Price over $1,000,000.

Burlingame had 18 Closed Transactions.  10 of them had a Sales Price over $1,000,000.  2 of those 10 had a Sales Price over $2,000,000.

Foster City had 9 Closed Transactions.  5 of them had a Sales Price over $1,000,000.

Hillsborough had 11 Closed Transactions. All 11 had a Sales Price over $1,000,000.   7 of those 11 had a Sales Price over $2,000,000.

Redwood Shores had 11 Closed Transactions.  6 of  them had a Sales Price over $1,000,000.

San Mateo had 45 Closed Transactions.  10 of them had a Sales Price over $1,000,000.  2 of the 10 had a Sales Price over $2,000,000. One of the two had a Sales Price over $3,000,000.

There were 117total reported month-to-date Closed Transactions in these six communities.

38.46% of the Closed Transactions (­­­­45) were in San Mateo.

19.66% of the Closed Transactions (23) were in Belmont.

15.38% of the Closed Transactions (18) were in Redwood Shores.

41.88% of the Closed Transactions (­­­­49) had a Sales Price over $1,000,000.

7.69% of the Closed Sales (9) had a Sales Price over $2,000,000.

.85% of the closed Sales (1) had a Sales Price over $3,000,000.

29.06% of the total month-to-date closed transactions (34 out of 117) sold for the asking price or more.

DECEMBER 2010 PROPERTIES “IN CONTRACT”:

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

Belmont had 13 sales ratified.  2 of them had a List Price over $1,000,000.

Burlingame had 10 ratified sales. 5 were listed over $1,000,000. 

Foster City had 7ratified sales.   2 were listed over $1,000,000.

Hillsborough had 9 ratified sales. All 9 were listed over $1,000,000.  6 of those9 had a List price over $2,000,000.   2 of those 6 had a List Price over $3,000,000

Redwood Shores had no month-to-date ratified sales. 

San Mateo had 43 reported sales with 4 of them listed above $1,000,000.

There were 82 total reported December sales in these six communities.

52.44%of the reported sales (43) were in San Mateo.

15.85%of the reported sales (13) were in Belmont.

12.20%of the reported sales (10) were in Burlingame.

26.83%of the reported sales (22) had a list price over $1,000,000

8.54%of the reported sales (7) had a list price over $2,000,000.

2.44%of the reported sales (2) had a list price over $3,000,000.

DECEMBER SHORT SALE DATA:

There are 32 total properties in the Active Status reported as Short Sales:

Top Three cities with Active Listings reported as Short Sales:

65.63% of the Active Short Sales (21) were in San Mateo.

12.5% of the Active Short Sales (4) were in Burlingame.

9.38% of the Active Short Sales (3) were in Belmont.

There are 50 total properties in the Pending Status reported as Short Sales:

70.0% of the Pending Short Sales (21) were in San Mateo.

14.0% of the Pending Short Sales (4) were in Belmont.

8.0% of the Pending Short Sales (3 each) were in each Burlingame and Hillsborough.

71.43% of the Pending Short Sales (5) were in San Mateo.

14.29% of the Pending Short Sales (1 each) were in each Burlingame and Hillsborough.

SHORT SALE SUCCESSES IN PERSPECTIVE:

16.41% of the total Active listings are reported as Short Sales (32 out of 195)

37.04% of the total Pending listings are reported as Short Sales (50 out of 135)

5.98% of the total December Closed Sales are reported at Short Sales (7 out of 117)
