2010 Year-By-Month Charts

These Year-to-date Month End Charts are intended to demonstrate the trend lines of single family residential units in the Active, Pending and Sold MLS Statuses.  There is a chart for the combined six communities and then an individual chart for the each community.  These charts should demonstrate the trends for supply and demand and help forecast the ultimate impact on values in each community.    Not surprisingly, the trend lines for each community are different.  The differences are more varied in some cities than others.  Please note the unit numbers for the Active and Pending Statuses do not represent the number of units that were listed or ratified for the month, but are merely a snapshot of the number of properties in each of those two statuses on the day the survey was conducted.  The Sold status properties are those that closed during each month.   In general, I believe there are some encouraging signs for price stabliziation as the inventory is showing a trend line of decreasing inventory and eveidence of stable demand.
