Belmont, Burlingame, Foster City, Hillsborough, Redwood Shores, San Mateo Home Sales 12/05/10

Greetings on a rainy Sunday afternoon.  The report for this week discusses Active and Pending Data as of  the last week of November 2010, including Closed Transactions for the entire month  of November.:

The number of homes in the Active status is up to 284 homes at this time in 2010 compared to 274 homes for the same time period in 2009 representing a 3.65% increase in supply.  Conversely, the inventory has decreased 5.33% from last week (300).

The number of homes in the Pending status is down to 191 homes at this time in 2010 compared to 219 homes for the same time period in 2009 representing a 3.05% decrease in demand.  The week-to-week number of homes in the Pending status (198) is down marginally at .05%.

The number of homes that have closed escrow (Sold) in November 2010 is up 15.79% from last year with 110 homes in 2010 compared to 95 in November, 2009. 

The following data was taken from the Month-To-Date Closed Transactions Posted in the links at the bottom of this blog:

Belmont had 15 Closed Transactions.  One of them had a Sales Price over $1,000,000.

Burlingame had 19 Closed Transactions.  Ten of them had a Sales Price over $1,000,000. One of those ten had a Sales Price over $2,000,000.

Foster City had 11 Closed Transactions. Four of them had a Sales Price over $1,000,000.

Hillsborough had 8 Closed Transactions. All eight had a Sales Price over $1,000,000.  Four of those eight had a Sales Price over $2,000,000.  Two of those four had a Sales Price over $3,000,000.

Redwood Shores had 6 Closed Transactions.  Two of those had a Sales Price over $1,000,000.

San Mateo had 51 Closed Transactions.  Fourteen of them had a Sales Price over $1,000,000.  One of the fourteen had a Sales Price over $2,000,000.

There were 110 total reported month-to-date Closed Transactions in these six communities.

46.36% of the Closed Transactions (51) were in San Mateo.

17.27% of the Closed Transactions (19) were in Burlingame.

13.34% of the Closed Transactions (15) were in Belmont.

35.45% of the Closed Transactions had a Sales Price over $1,000,000.

5.45% of the Closed Sales (6) had a Sales Price over $2,000,000.

1.82% of the closed Sales (2) had a Sales Price over $3,000,000.

31.82% of the total month-to-date closed transactions (35 out of 110) sold for the asking price or more.

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

Belmont had 21 sales ratified.  Five of them had a list price over $1,000,000.

Burlingame had 20 ratified sales.  Eight were listed over $1,000,000.  One of those eight was listed over $2,000,000.

Foster City had 13 ratified sales.  Six were listed over $1,000,000.

Hillsborough had 14 ratified sales. All 14 were listed over $1,000,000.  9 of those 14 had a list price over $2,000,000.   One of those nine was listed at $8,800,000.

Redwood Shores had 8 ratified sales.  Three were listed over $1,000,000

San Mateo had 57 reported sales with 8 of them listed above $1,000,000.

There were 134 total reported month-to-date sales in these six communities.

42.54% of the reported sales (57) were in San Mateo.

15.67% of the reported sales (21) were in Belmont.

14.93% of the reported sales (20) were in Burlingame.

32.84% of the reported sales (44) had a list price over $1,000,000

7.46% of the reported sales (10) had a list price over $2,000,000.

.75% of the reported sales (1) had a list price of $8,800,000.
