The number of homes in the Active status is up to 380 homes at this time in 2010 compared to 339 homes for the same time period in 2009 representing a 12% increase in supply. Conversely, the inventory has decreased 3% from last week.
The number of homes in the Pending status is up to 205 homes at this time in 2010 compared to 201 homes for the same time period in 2009 representing a 2% increase in demand. There is also a 4% week-to-week decrease in number of homes in the Pending status.
The number of homes that have closed escrow (Sold) in October 2010 is down 10.6% from last year with 93 homes in 2010 compared to 104 for October, 2009.
The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings. Each week I do a report on “What has sold?” This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey. This information gives us a better indication of what types of properties and price ranges that are currently selling.
Belmont had 20 sales ratified. Two of them had a list price over $1,000,000.
Burlingame had 26 ratified sales. Twelve were listed over $1,000,000 and three of those twelve were listed over $2,000,000.
Foster City had 12 ratified sales. Five were listed over $1,000,000
Hillsborough had 10 ratified sales. Eight had a list price over $2,000,000. Two of those Eight were listed over $3,000,000. It appears that one of the sales listed over $3,000,000 and the one listed for over $4,000,000 reported last week may have had their deals fall through..
Redwood Shores had 9 ratified sales. Three were listed over $1,000,000
San Mateo had 58 reported sales with 13 of them listed above $1,000,000.
There were 135 total reported month-to-date sales in these six communities.
43% of the reported sales (58) were in San Mateo.
19.3% of the reported sales (22) were in Burlingame.
14.8% of the reported sales (20) were in Belmont
33.3% of the reported sales (40) had a list price over $1,000,000
8.2% of the reported sales (9) had a list price over $2,000,000.
2.7% of the reported sales (3) had a list price over $3,000,000.
