Last Friday there were 10 reported offers on a home in San Mateo priced just above $1,050,000. Two of those offers came from agents in my office. One of those offers was roughly 10% over the asking price and was still unsucessessful. Our agent was told the her offer was the third best. It is amazing to me that with the current increase of inventory and the decling number of closed escrows that other properties are getting little or no activity. My office now knows that there at least 9 unsuccessful buyers for this type of property, including the two from our office, but at this moment, none of the other properties available create that level of buyer enthusiasm. There were supposedly several offers a Hillsborough home last night and I’m told my office has at least one of them. It will be interesting to learn the results of this offer presentation in light of the sheer number of active listings in Hillsborough.
This week’s surveys:
The link to the spreadsheet above is for single family residences only on the date posted and for the communities listed. Any link identified in this blog as a “Spreadsheet” is basically the same but for different time periods.
The link above to the Chart is intended to give a visual historical representation of the same communities comparing the current time period with the same time periods for the previous three years.
The three spreadsheets links listed above contain the three-year historical raw data that is used in the July 18, 2010 Chart above.
As 2004 was the year with the highest number of closed transactions in all of San Mateo County since 1999, the data provided in the link below for the six survey communities is for comparison.
