Belmont, Burlingame, Foster City, Hillsborough, Redwood Shores, San Mateo Home Sales 12/26/10

The number of homes in the Active status is up to ­­­219 homes at this time in 2010 compared to 204 homes for the same time period in 2009 representing a 7.35% increase in supply.  Conversely, the inventory has decreased 12.4% from last week (250).

The number of homes in the Pending status is down to 151 homes at this time in 2010 compared to 183 homes for the same time period in 2009 representing a 17.49% decrease in demand.  The week-to-week number of homes in the Pending status (165 last week) is down 8.48%.

The number of homes that have closed escrow (Sold) month-to-date in December 2010 is up 4.44% from last year with 94 homes in 2010 compared to 90 month-to-date in December, 2009.

Belmont had 19 Closed Transactions.  5 of them had a Sales Price over $1,000,000.

Burlingame had 16 Closed Transactions.  8 of them had a Sales Price over $1,000,000.   2 of the 8 sales had a Sales Price over $2,000,000

Foster City had 7 Closed Transactions.  4 of them had a Sales Price over $1,000,000.

Hillsborough had 9 Closed Transactions. All 9 had a Sales Price over $1,000,000.  6 of the 9 had a Sales Price over $2,000,000

Redwood Shores had 10 Closed Transactions.  6 of  them had a Sales Price over $1,000,000.

San Mateo had 33 Closed Transactions.  7 of them had a Sales Price over $1,000,000.  One of the seven had a Sales Price over $3,000,000.

There were 94 total reported month-to-date Closed Transactions in these six communities.

35.11% of the Closed Transactions (­­­­33) were in San Mateo.

20.21% of the Closed Transactions (19) were in Belmont.

17.02% of the Closed Transactions (16) were in Burlingame.

41.49% of the Closed Transactions (­­­­39) had a Sales Price over $1,000,000.

9.57% of the Closed Sales (9) had a Sales Price over $2,000,000.

1.06% of the closed Sales (1) had a Sales Price over $3,000,000.

28.72%of the total month-to-date closed transactions (27 out of 94) sold for the asking price or more.

The following are some numbers from a survey that I don’t post in a spreadsheet or chart on this blog, but review with my office at our weekly sales meetings.   Each week I do a report on “What has sold?”  This survey represents all the properties in all Pending statuses and Sold status that have a reported “Sale Date” from the beginning of the month in each of the communities I survey.  This information gives us a better indication of what types of properties and price ranges that are currently selling.

Belmont had 13 sales ratified.  2 of them had a list price over $1,000,000.

Burlingame had 9 ratified sales.   4 were listed over $1,000,000. 

Foster City had 5 ratified sales.   2 were  listed over $1,000,000.

Hillsborough had 8 ratified sales. All 8 were listed over $1,000,000.  5 of those 8 had a List Price over $2,000,000.   2 of those 5 had a List Price over $3,000,000

Redwood Shores had no month-to-date ratified sales. 

San Mateo had 36 reported sales with 4 of them listed above $1,000,000.

There were 71 total reported month-to-date sales in these six communities.

50.7% of the reported sales (36) were in San Mateo.

18.31% of the reported sales (13) were in Belmont.

12.68% of the reported sales (9) were in Burlingame.

28.17% of the reported sales (20) had a list price over $1,000,000

8.45% of the reported sales (6) had a list price over $2,000,000.

2.82% of the reported sales (2) had a list price over $3,000,000.

The number of homes in the Active status is up to 250 homes at this time in 2010 compared to 222 homes for the same time period in 2009 representing a 12.61% increase in supply.  Conversely, the inventory has decreased 5.66% from last week (265).

The number of homes in the Pending status is down to 165 homes at this time in 2010 compared to 189 homes for the same time period in 2009 representing a 12.7% decrease in demand.  The week-to-week number of homes in the Pending status (172 last week) is down 4.07%.

The number of homes that have closed escrow (Sold) month-to-date in December 2010 is down 5.71% from last year with 66 homes in 2010 compared to 70 month-to-date in December, 2009.

Belmont had 14 Closed Transactions.  3 of them had a Sales Price over $1,000,000.

The number of homes in the Active status is up to 265 homes at this time in 2010 compared to 242 homes for the same time period in 2009 representing a 9.5% increase in supply.  Conversely, the inventory has decreased 6.69% from last week (284).

The number of homes in the Pending status is down to 172 homes at this time in 2010 compared to 197 homes for the same time period in 2009 representing a 12.69% decrease in demand.  The week-to-week number of homes in the Pending status (191 last week) is down 3.05%.

The number of homes that have closed escrow (Sold) month-to-date in December 2010 is up 7.5% from last year with 43 homes in 2010 compared to 40 month-to-date in December, 2009.

Belmont had 11 Closed Transactions.  Two of them had a Sales Price over $1,000,000.
